What’s the difference between steel-framed and wood-framed decks?
A wood-framed deck uses pressure-treated 2x joists that absorb moisture, shrink, warp, and host insects. A steel-framed deck uses galvanized Fortress BP joists and beams that stay dead-level for 25+ years, carry stamped engineer load tables, and won’t rot, burn, or twist. The deck boards on top can be the same — it’s the bones underneath that make the difference.
How long do Fortress BP decks last?
The Fortress BP steel frame carries a 25-year structural warranty and is engineered to last 50+ years in Mid-Atlantic climate. The decking surface (Trex, TimberTech, hardwood) typically runs its own 25-to-lifetime warranty. Unlike wood, the frame isn’t the failure point — it just doesn’t move.
Do you install Trex composite decking?
Yes — Sonny’s is a Trex Certified Installer. We install Trex Transcend, Enhance, and Signature lines, as well as TimberTech AZEK and tropical hardwoods. We pair any surface product with a Fortress BP steel understructure for best-in-class longevity.
Can you build custom trash enclosures for HOAs and commercial properties?
Absolutely. Commercial trash and dumpster enclosures are one of our specialties — we’ve built enclosures in steel, composite, and ornamental fencing for HOAs, retail centers, and apartment communities across Maryland and Virginia. Includes engineered gate systems, bollards, and municipal code compliance.
Do I need a permit for a new deck or pergola?
In DC, Montgomery County, Prince George’s County, Fairfax, Arlington, and most DMV jurisdictions — yes. Any attached structure, raised deck over 30″, or new pergola footing typically requires a building permit. Sonny’s handles the full permit package: stamped drawings, zoning review, and inspection coordination are included in every estimate.
