What Is TPO Roofing?

If a roofer has mentioned “TPO” and you’re not sure what that means for your building, you’re not alone — it’s one of the most common terms in commercial roofing and one of the least explained. Here’s the plain-English version, from a contractor who installs and repairs it.

What does TPO stand for in roofing?

TPO stands for thermoplastic polyolefin — a single-ply roofing membrane used mostly on flat and low-slope commercial roofs. It’s typically white or gray, reflects sunlight, and comes in large rolled sheets that are heat-welded together at the seams.

What is a TPO roof, in practice?

Picture a flat commercial roof — an office building, a strip mall, a warehouse. Instead of shingles, it’s covered in a continuous rubber-like membrane rolled out over insulation board and mechanically fastened or adhered to the roof deck. The seams are heat-welded, creating a single, mostly seamless waterproof layer. That’s a TPO roof.

TPO vs. EPDM — what’s the difference?

Both are single-ply membranes, but they behave differently:

  • TPO is typically white or light-colored and reflects heat, which can lower cooling costs in summer. Seams are heat-welded.
  • EPDM is black rubber, absorbs heat rather than reflecting it, and has one of the longest track records of any commercial roofing material. Seams are typically glued or taped.

Neither is universally “better” — the right choice depends on your building’s climate exposure, rooftop equipment, and budget. We’ll walk your specific roof before recommending one.

How long does a TPO roof last?

A properly installed TPO roof typically lasts 20–30 years, depending on membrane thickness, installation quality, and rooftop traffic. Regular inspection extends that life by catching seam and flashing issues before they become leaks.

Is TPO roofing right for my building?

TPO tends to suit buildings looking to reduce cooling costs, with straightforward roof geometry and moderate rooftop equipment. It’s one of several options — alongside EPDM and built-up roofing — that we cover in a full inspection before recommending a system.
